The most important governing document is the RESTATED COVENANTS, CONDITIONS AND RESTRICTIONS known as the “Restated CC&Rs”. CC&Rs can be amended in two ways by the Owners—1) by individual amendments or 2) by amending certain provisions and restating the CC&Rs with the amended provisions. CC&Rs and amendments are recorded with the Los Angeles County Recorder. Recorded CC&Rs create equitable servitudes that attach to each Owner’s real estate interest whether a fee or a leasehold interest. The second most important governing document is the RESTATED BYLAWS. Bylaws can be amended in two ways by the Owners—1) by individual amendments or 2) by amending certain provisions and restating the bylaws with the amended provisions.

The third most important governing document is the RULES AND REGULATIONS AND SECURITY GUIDEDLINES. These are adopted by the Board of Directors and amended by the Board from time to time.
